Why a mobile home park

Buy the house.
Not the land under it.

In Ontario, the land under a house is what puts owning out of reach. Here you buy just the home and lease the lot it sits on, so there's far less to pay for and far less to finance.

A home that's yours

Paint it, plant a garden, upgrade it. The home is yours, so the choices are too.

Lower monthly costs

One monthly lot rent that can include land tax and garbage pickup, plus water and sewer at select parks.

Neighbours who look out for you

Quiet, well-kept communities, each with a local park manager who knows the place.

Renting vs. owning

Another year of rent, and still nothing that's yours?

We know how it feels to pay every month and have nothing to show for it. What you pay for a home should go toward something you own.

The old way

Renting a house or apartment

  • Every payment goes to your landlord, and none of it is yours to keep.
  • Rent goes up over time, and none of it goes toward a home of your own.
  • The home is never yours, and you may have to leave if the owner or a buyer moves in.
  • No painting or upgrades without permission.
  • After years of payments, you have nothing to sell or pass on.
Better value
The HomePark.ca way

Own your home, lease the lot

  • Low monthly lot rent, and the home itself is yours.
  • Simpler budgeting, since your lot rent can include some services.
  • Long-term security, with your lot lease protected under Ontario's Residential Tenancies Act.
  • Renovate, paint and upgrade your home to suit you, within park rules.
  • Own a home you can sell or pass on later.
How it works

Three steps home

We own and run every community ourselves, so you deal with one team from your first email to move-in day.

01

Get new listing alerts

Tell us which communities you like. We'll email you when a home comes up for sale or a lot comes free there.

02

See the home

Visit the home or lot, ask us anything, and see the lot rent and lease terms before you decide.

03

Make it yours

Pass the same credit, background and income checks as every applicant, buy the home, sign your lot lease and pick a move-in day.

Three ways to join the community

Buy a home in the community

Choose a move-in-ready home already on a lot. You buy the home, get park approval, sign the lot lease.

Move your home to us

Own a mobile home? Bring it to one of our lots when one comes free, as long as it meets our requirements.

Bring a brand-new home

Order a brand-new factory-built home, then arrange its delivery and installation on your lot.

Whichever way you join, HomePark.ca approves every new resident in writing, on the same rules for everyone.

Good to know

Questions, answered

What people most often ask before they move in.

How often do homes come up for sale?
Not often. Across our parks only a handful of homes come on the market each year, usually priced from about $80k to $250k or more, and an empty lot for moving your own home onto is rarer still. Homes go quickly, so sign up for new listing alerts and be ready to act when you hear from us.
How do new listing alerts work?
Leave your email and pick the communities you like. When a home comes up for sale or a lot comes free there, we email you. It's free, we never sell your email, and you can unsubscribe any time. Alerts don't hold a place in line, so hearing early is what helps.
What are the communities like?
Quiet, year-round residential communities with spacious private lots, each looked after by a local park manager. We own and run every park ourselves and reinvest in roads, common areas and everyday upkeep, so it feels like a neighbourhood, not a campground.
What does lot rent cover, and what else will I pay?
Lot rent varies by park, and we'll give you the exact figure for any open lot. It covers snow clearing on park roads, and every park has a garbage disposal area for residents. Property tax is usually included in lot rent, and whether water and sewer are included depends on the park, so check the lease for the park you're interested in. You pay your home's own costs: hydro, heating, home insurance and internet.
Can I rent a home in the park?
No. We rent out the lots, not the homes, and none of our parks has apartment-style rentals. To live here, you buy a mobile home that's for sale in the park, or bring your own onto an open lot, and then lease the lot from us.
What kind of home can I bring onto a lot?
When a lot is free, you can bring a home that's built for year-round living and meets our minimum requirements. That means a CSA-certified mobile or modular home in good condition. Travel trailers, campers and RVs aren't accepted. Email us the home's age, size and certification and we'll check whether it fits the lot.
I've never bought a home like this. How does it work?
You buy the home and lease the lot it sits on. Email us to say which park you're interested in, and we'll tell you what's for sale and set up a viewing. You then apply, which covers the credit, background and income checks. Once you're approved, you buy the home, sign your lot lease and pick a move-in date.
What do I need to qualify?
You'll need to pass a credit check, background check and income verification, applied the same way to every applicant. We confirm your approval in writing once you've chosen a home.
How are the homes heated, and what about A/C, laundry and internet?
It varies from home to home. Heating may be propane, natural gas or electric, and many homes have central air and laundry hookups. Ask about a specific home and we'll tell you what it has and roughly what it costs to run. You set up your own internet with a local provider.
Are pets allowed?
Yes, most pets are welcome, within the park rules. Tell us about your pets when you get in touch (how many, what kind, and size for dogs) and we'll confirm. Service animals are always welcome.
Can I live there year-round?
Yes. Every HomePark.ca community is a year-round residential community, not a seasonal campground. Homes are lived in through the winter, and we don't offer seasonal or short-term stays.
Can I finance a mobile home in a land-lease park?
Often, yes. Many residents finance their home through lenders that work with land-lease homes, though terms can differ from a standard mortgage. We don't lend, but we can point you to some.
Do I own the land under my mobile home?
No, and that's what keeps it affordable. You own your home and lease the lot it sits on, so you skip one of the biggest costs of a traditional house: the land.
What happens if I want to sell or move later?
The home is yours to sell. We help you sell it for free and take no commission, or you can use any agent you choose. The buyer applies for park approval on the same rules as everyone, then signs their own lot lease.
